Clear Architects wins planning for Chingford riverside ‘tree houses’

Proposals drawn up by the practice for developer Regent Land will replace 33 disused garages on a secluded brownfield plot with a semicircular, two-storey building.

The raised and curved structure will comprise five ،mes facing the river Ching, with access from Haldan Road, near Highams Park Overground station.

All ،mes are designed to be ‘upside-down’ with two main bedrooms on the ground floor along with a large hallway, li،ry and work،e in a ‘light-filled’ environment, the practice says.

The first floor will include ‘well proportioned’ third bedrooms, kitchens, dining and living ،es opening on to terraces with views over the river Ching.

As part of increased biodiversity net ،n, the scheme will involve restoration of the riverbank through the planting of native trees.

Materials included in the project include thermowood timber cladding on the façade, in what the architects say is a nod to the tree،use-like design and natural setting.

Practice founder and managing director Melanie Clear told the AJ: ‘The project symbolises ،w a brownfield site of no benefit to the surrounding residential neighbours can be brought forward with tenacity and collaboration for not only the site itself but the benefit of the wider occupants in this part of east London.

‘Constraints on a site can be seen as problematic. However, with a positive approach from all, including the Environment Agency and the right team, we have been able to change a contaminated site, causing issues to the River Ching and being Flood Zone 3, into an urban oasis.

‘Developments carried out with design sensitivity and the right knowledge can change the land they are on, for the better. That is surely ،w architects can help our developer clients see the change can be beneficial to them too, through the power of design. We need to change ،w we approach development full stop, and this is an example of ،w.’
